The Stated Model
The traditional in-home estimate is a sales visit. Traditional in-home estimates often become sales appointments. Stated separates quoting from pressure by giving you a Planning Range first, then a Verified Stated Quote after review — no one at your door. Stated prices online. You get a Planning Range instantly, then a Verified Stated Quote emailed to you after review. No pressure. No one in your home before you decide.
A Planning Range is the instant estimate from the quote tools on each trade page. It's based on your inputs and DFW market data — useful for budgeting and early planning, but not a contract price. A Verified Stated Quote is issued by a project manager after reviewing your details, photos, and scope. That's the fixed price that goes in your contract. More on how pricing works →
It means the project scope — what's included and what's excluded — is written out before work starts. Inclusions are stated. Exclusions are stated. If something comes up on-site that's outside that scope, it goes in a written change order for your approval before the work changes. Nothing undocumented appears on your final invoice.
For most projects, no. You need to be available for the initial 50% labor gate on start day — that's your written authorization. After that, the project manager coordinates access and keeps you updated. You do need to be available (or designate someone) for the 48-hour sign-off review at completion.

Pricing & Payments
Only through a written change order — and only if something outside the stated scope comes up. If we discover additional decking damage during a roof replacement, we stop, document it, and present a written change order before continuing. Your original contract price is locked. Material payment at booking locks your project: it orders your specific materials, reserves your schedule slot, and protects you from supply or pricing fluctuations between booking and project start. Without it, your materials and start date aren't held. More on payment gates →
After you provide written sign-off following your 48-hour review window. On permit-required projects, a passed city inspection is also required. Final payment is not due until both conditions are met. You always retain leverage through completion.
Yes. We work with Acorn Finance (multiple lenders, soft pull, $1K–$100K) and OneMain Financial (personal loans, fixed rates, local DFW branches). Financing doesn't change your quote price. See financing options →
No. Every payment is documented through check, ACH/bank transfer, or credit card. Cash creates undocumented transactions — which is the opposite of how Stated operates. Every dollar that moves is tied to a specific milestone gate.
Roofing Questions
No. Gutters, downspouts, and gutter guards are excluded from all standard roofing quotes. If you want gutters quoted alongside the roof, request that in the quote intake and we'll include it as a separate line item.
You may not know. That is the honest answer. Roof damage is often not obvious from the ground, and we do not recommend climbing on your roof. But the first step does not have to be a sales visit.

Start by documenting what you can safely see: interior stains or active leaks, missing or lifted shingles, granules collecting near downspouts, dented gutters or vents, damaged window screens or fencing, and the storm date. If you have a carrier estimate, an adjuster inspection report, or a prior contractor scope, those are useful too.

If you file an insurance claim, your carrier may assign an adjuster to inspect. If you disagree with that outcome, you can provide a contractor-side scope, request clarification from the carrier, consult a licensed public adjuster, or use the dispute process available under your policy.

Stated provides contractor documentation — scope, photos, measurements, and repair pricing — to support your claim. We do not act as a public adjuster, negotiate your claim, or waive your deductible. Those restrictions are required by Texas law. Insurance rules →
Every full replacement quote includes a 2-sheet plywood allowance. If we find additional damage, we document it with photos and issue a written change order before replacing it. You see the exact square footage and cost before we proceed. Nothing is replaced undocumented.
Yes. If your solar company is a Stated partner, they can use the solar portal to generate an instant Planning Range while in front of you. The formal quote process is the same regardless of how the project arrives. One thing we don't do: represent that a Stated roof replacement qualifies for solar tax credits. Why →
Flooring & Painting
Stated supplies all materials. We don't install homeowner-supplied materials. Supply-and-install keeps the warranty chain intact — if a product has a defect, the responsibility doesn't split between who bought it and who installed it. Your quote includes both material and labor.
If we discover subfloor conditions outside the stated scope — moisture, structural damage, unlevel surface beyond minor self-leveling — we document it and issue a written change order before proceeding. If you selected "unknown subfloor condition" in your quote, that assumption is already priced into your range. Nothing gets repaired undocumented or invoiced at closeout.
Sherwin-Williams, by default. Standard grade is ProMar 200. Premium grade is Duration or Emerald. Paint brand, product line, sheen, and color (by SW name and code) are all stated in your quote before work begins. Color selection is confirmed in writing before any brush touches your wall.
It might. Federal EPA Lead RRP (Renovation, Repair, and Painting) rules may apply to homes built before 1978 where certain surfaces are disturbed. If your home is pre-1978, we'll confirm certification requirements and any lead-safe work practice costs before finalizing your quote. It doesn't prevent the project — it just gets documented and priced properly.
