How Pricing Works

Three price types — Planning Range, Verified Quote, and Contract Price. What each one means, when it applies, and which one you actually contract on.

Three Price Types

Stated Homes uses a tiered pricing system to prevent the most common contractor problem: a ballpark given early that never gets corrected before the contract is signed. Each tier has a specific purpose and a clear trigger for when it applies.

Tier 1
Planning Range
A directional budgetary range generated from your inputs, satellite measurement data (for roofing), or square footage estimates. Useful for planning, budgeting, and early decision-making. Not a contract price. The Planning Range is shown on the trade quote tools on this website and in the Solar Partner portal. It is issued before detailed measurement verification.
Tier 2
Verified Stated Quote
Issued by a Stated project manager after: (1) project details are reviewed, (2) homeowner provides photos or a site walkthrough is completed, (3) scope, inclusions, and exclusions are confirmed in writing. The Verified Quote is fixed for the stated scope — the specific scope, assumptions, selections, inclusions, and exclusions confirmed in writing at the time of issue. This is the price that goes in your contract. Changes to scope require a written change order before the affected work proceeds.
Tier 3
Contract Price
The signed contract amount. Equal to the Verified Stated Quote for the originally agreed scope. Changes only through a written change order — signed by the homeowner before work changes. This is the only price Stated is bound to honor.

Roofing Pricing — Reference Rates

All rates are per square foot of roof area (not living area). Pitch factors and story factors are applied on top of the base rate. The following rates are as of 2026 and are subject to change by material grade and availability.

Roof Measurement & Tolerance

Stated uses remote measurement data, homeowner inputs, project photos, and project manager review to prepare roofing Planning Ranges and Verified Stated Quotes. A Verified Stated Quote is fixed for the stated roof areas, scope, and assumptions documented at the time of issue.

Stated absorbs ordinary roof-area measurement variance within the tolerance of the Verified Stated Quote — meaning minor discrepancies between estimated and actual measured square footage do not automatically trigger change orders. This tolerance applies only to area measurement within the original stated scope.

What Measurement Tolerance Does Not Cover

The measurement tolerance does not apply to conditions that change the nature or cost of the project beyond normal area variance. These include: hidden layers not visible during the quoting process; damaged or deteriorated decking beyond the stated 2-sheet allowance; structural issues requiring repair before installation; access limitations not known at quote time; local code requirements affecting materials or methods; detached structures not included in the quote; solar panel remove-and-reinstall (D&R); customer-requested material or scope upgrades; or any work not expressly included in the written scope. These items require a written change order before work proceeds.

If a measurement discrepancy outside ordinary tolerance is identified during project execution, Stated will document the condition with photos, issue a written change order with the cost impact, and present it for homeowner approval before continuing. No undocumented cost can appear at closeout.

What Partners Cannot Do With Pricing

Solar companies, real estate agents, insurance agents, and other third-party partners are not authorized to quote, modify, or represent Stated pricing in any way. A Planning Range generated in the Solar Partner portal is not a Stated promise to perform at that price. The Verified Stated Quote, issued by a project manager, is the binding price document.

The Rule

No third party — regardless of their relationship with Stated Homes — is authorized to bind Stated to a price, modify a quote, or represent a final price to a homeowner. All binding pricing — fixed for the stated scope — comes from a Verified Stated Quote issued directly by Stated Homes.
