What's included by default in each trade. What's excluded unless expressly stated. What triggers a written change order if it comes up on-site.

The Operating Rule

The scope of your project is defined by your Verified Stated Quote. Inclusions are what's in. Exclusions are what's out. If a condition arises on-site that isn't addressed by the existing scope, a written change order is issued before that work proceeds. No exceptions.

Core Principle

If it is not expressly stated in your approved quote or a signed change order, it is not part of your project. Verbal agreements — by crew, partners, or project managers — are not binding. Everything that matters is in writing.

Roofing — Inclusions & Exclusions

  • Shingles per stated grade and manufacturer
  • Synthetic underlayment
  • Drip edge and starter strips
  • Pipe jacks and standard penetration flashing
  • Ice & water shield at eaves and valleys
  • Ridge cap matching shingle line
  • 2-sheet plywood decking allowance
  • Haul-off and dumpster
  • DFW permit coordination and fee
  • City inspection scheduling

  • Gutters, downspouts, gutter guards
  • Fascia and soffit repair or replacement
  • Skylights — supply, install, or flashing
  • Chimney cap, crown, or masonry
  • Siding or exterior wall repair
  • Ridge vent cut-in (unless in quote)
  • Detached structures — garage, carport, outbuilding
  • Decking beyond the 2-sheet allowance
  • Interior drywall, insulation, water damage repair
  • Solar panel remove & reinstall (D&R)

Flooring — Inclusions & Exclusions

  • Material supply — stated brand and grade
  • Installation labor per stated method
  • Transition strips at doorways and changes
  • Expansion gap and edge trim
  • Adhesive, underlayment, consumables
  • Demo haul-off if demo is included in quote

  • Subfloor leveling beyond minor compound
  • Subfloor structural repair or replacement
  • Baseboard and shoe molding removal/replacement
  • Toilet removal and reset for tile
  • Moisture mitigation beyond stated allowance
  • Stairs beyond the number in the quote
  • Custom inlays, medallions, decorative patterns

Painting — Inclusions & Exclusions

  • Walls — stated rooms and surfaces only
  • Two coats per surface unless stated otherwise
  • Primer coat where required by condition
  • Basic surface prep — light sanding, minor holes
  • Paint brand, product line, and sheen per quote
  • Color per stated Sherwin-Williams name and code
✕ Excluded Unless Stated
  • Cabinet painting or refinishing
  • Wallpaper removal or significant wall repair
  • Specialty finishes — faux, texture, Venetian plaster
  • Garage floor epoxy or concrete coating
  • Trim and doors (unless in quote)
  • Color changes requiring more than two coats
  • Lead-safe work practices for pre-1978 homes
  • Exterior deck staining or fence painting

Change Orders

If an on-site condition requires work outside the stated scope, Stated issues a written change order before that work proceeds. The change order states the additional scope, additional cost, and revised project timeline. Work does not change until the homeowner signs the change order.
